Adept Air ltd

Process

Our FAQs may answer your question, but if you need any further help, please feel free to phone or email us.

Process overview

  1. Please email Adept Air ltd with the site location, plans, and section drawings for each property that needs to be tested.
  2. Adept Air ltd will then send you a quote, including the estimated time needed, the cost, and the appointment slots available.
  3. If you would like to go ahead, please confirm your preferred appointment slot and provide the relevant contact details.
  4. Adept Air ltd will send you an agreement to read, sign, and return. This explains who needs to be involved and what is required so the air permeability test can be completed smoothly.
  5. Adept Air ltd will arrive at the agreed time, complete the test, and, where possible, help identify any air leaks.
  6. Once ATTMA has audited and approved the test, we will provide the certificate and invoice.

What we need to prepare your quote.

To help us prepare an accurate quote, please send us the following details:

  • The site location. The first half of the postcode is usually enough for Adept Air ltd to estimate travel time and advise which appointment slots may be available.
  • Design plans and section drawings. These help us calculate the building’s envelope area and volume and confirm that our equipment and qualifications are suitable for the test.
  • The building type and the required air change rate and air permeability targets, so we can confirm what is needed for a valid test.
  • Confirmation of how many external doors are standard size. This does not include patio doors, bi-fold doors, or doors over 7 feet tall.

What does the quote include?

The quote will include the cost of our services and the estimated time needed to carry out the test. It will also include the cost of any return visits, if these are needed. Available time slots for the site visit will also be provided.

Additional information needed for the agreement

To prepare the agreement, please provide the following details:

  • The site location. Please provide a valid postcode or, if one has not yet been assigned, the nearest postcode to the site entrance.
  • The contact details for the site manager or the person who should receive feedback from the tests.
  • The contact name and email address for the invoice.

What you need to provide before the test
  • Please make sure water has been added to all plumbing traps. If traps are dry, the property may be too leaky and could fail to reach the target permeability.
  • Please ensure mains power is available. We need a 240 V mains supply to run our equipment, so please let us know if the nearest socket is more than 10 metres from the doors. Generator power can damage Adept Air ltd equipment or create inaccurate measurements.
  • If any vents or extractors are higher than 8 feet, or 2.4 metres, please provide a suitable ladder or platform so Adept Air ltd can temporarily seal them.
  • Please make sure faceplates are fitted to all sockets and switches.
  • Loft hatches and access hatches should be fitted with sturdy catches or shot bolts so they do not open during depressurisation of the property.
  • Please make sure pipes and ducts are properly sealed where they pass through walls, floors, or ceilings, using collars and mastic rather than tape.
  • All doors and windows should be fitted before the test. Temporary boards used instead of proper doors or windows will cause the test to fail automatically.

What Adept Air ltd will check before the test
  • Check the property dimensions to confirm that the air change rate and air permeability calculations can be completed accurately.
  • Check that the plumbing traps are filled with water.
  • Check that hatches to unconditioned areas are closed, but not sealed with tape.
  • Check that all trickle vents are closed.
  • Check that internal doors are open and held in place.
  • Check that all extractors and ventilation openings have been temporarily sealed where required.
  • Discuss any areas that cannot be sealed or that may cause the test to fail automatically.

What happens during the test
  • We will take initial environmental readings.
  • We will fit the blower fan to a suitable door.
  • We will record several zero-flow readings.
  • We will switch on the fan and check that the temporary seals, doors and hatches remain suitable for the test to continue.
  • We will record readings at a range of different pressures.
  • We will take a further set of zero-flow readings.
  • We will take final environmental readings.
  • The ATTMA app will then calculate the permeability result.
  • We will remove the blower fan from the doorway.
  • We will remove all temporary seals from vents and extract points.

Retesting, if needed

If a revisit is needed for the retest, we will follow the same process as a standard test.

If the retest can be completed during the same visit, this will depend on the time available. Any prior agreements may limit the amount of additional time we can spend on site.

After the test

Adept Air ltd will submit the test data to ATTMA for review. ATTMA will issue the certificate once they have completed a successful quick audit. If ATTMA identifies any issues with the test, Adept Air will contact you to arrange a suitable time for a retest. Please note that a property that does not meet the required result is still treated as a completed test. Whether the result is a pass or a fail, the certificate will be sent to you, and the invoice will be sent to your finance department.

Failed tests affected by weather

Wind conditions can sometimes be too turbulent to allow a reliable test. CIBSE recommends a wind speed limit of 6 m/s, measured in line with UK Met Office guidance at 10 metres above ground level in a clear, open area. This is not always representative of the conditions around the property being tested, especially where the building is sheltered by nearby structures. If the property is very airtight, wind may have only a limited effect on the air tightness result. However, gusts can still affect the readings and create noticeable variation in the data. If this variation is too high, ATTMA may consider the test unreliable and void the result. In windy conditions, testing may take longer because additional data points need to be taken, and only a limited number can be discarded. If the results are unreliable, we will need to arrange a retest at a less windy time.

Rain, snow or hail may also prevent testing from going ahead. The blower door fan is powered by a 240 V supply from the property, so if there is a risk that the fan or electrical equipment could get wet, testing will need to be rebooked for health and safety reasons. In some cases, the test may still be possible if there is a suitable sheltered doorway, such as one on the lee side of the building, or if a shelter can be set up without interfering with the airflow through the fan.

Failed tests due to the construction

You will need to address the fault before a retest can be carried out. The test results will help indicate whether the air leakage is likely to be caused by many very small gaps or by a smaller number of larger leaks, as well as giving an approximate total leakage size. Once the initial test has shown that the property has not met the required result, the property can be pressurised or depressurised to help locate the leaks. If the excess leakage is caused by the vapour barrier not being taped and stapled correctly, it may not be possible to identify the exact location. However, if the leaks are around plumbing, glazing or doors, smoke testing and a thermal camera should usually be sufficient to help identify the issues.

Failed tests due to interference Access to the building needs to be restricted while the test is being carried out. We recommend that only the Adept Air ltd tester(s), and where necessary one other person, remain inside the building during the test. This helps prevent accidental interference, such as doors being closed, windows, vents or doors being opened, or test equipment being disturbed, all of which could invalidate the result. If any interference is noticed straight away, it may be possible to remove the affected reading. However, in most cases, the test would need to be repeated.
